Today I’m comparing the 2017 to 2018 Valparaiso, IN home values as well as home sales. Valparaiso has a very stable Real Estate market and is one of the largest markets in Northwest Indiana.

In 2018 the amount of residential homes sold in Valparaiso was down .4% from 2017 with 1304 properties selling in 2018 compared to 1310 in 2017. I know hearing less homes sold makes you wonder if the market is really that strong but there’s a lot of factors to think about. Another key fact is how fast the homes are selling. They sold 19.35% faster in 2018 with an average market time of 75 days compared to 93 days in 2017.

Now for some of the Best News! The average price per square foot was up 4.48% at $106.55 in 2018 compared to $101.98 in 2017. I’m sure current home owners are loving that number, but buyers are thinking a little differently. The Real Estate market is Hot, and homes are selling rather quick here in Valparaiso, IN. In fact, in 2018 there was a 12.46% increase in homes sold within 30 days with 451 compared to 401 in 2017.

It is safe to say the Valparaiso, IN real estate market was a sellers’ market in 2018 and seems to be heading in the same direction so far for 2019. Sellers, if you’re thinking of down-sizing or selling this could be a great time to sell your house.
