April 2020 Vs. 2019

Northwest Indiana Home Sales & Values

Well the Real Estate market here in Northwest Indiana is still hot even with the current Covid-19 situation. Now, it is not like it would normally be with home sales down 6.65% in 2020 compared to 2019 and really, I expect May to be down even more. Only time will tell us if I am right or not. However, homes are holding values well with the average price per square foot up 7.56% and the total time of market decreasing 5.74%.

Another interesting fact is 40.16% of homes sold within 30 days on the market for an average list to sales price of 99.11%. That small percentage decrease is usually from an appraisal cut and not really a negotiation. In fact, all the homes sold in the MLS average a 98.06% list to sales price.

Our MLS is made up of 7 counties Porter, Lake, LaPorte, Jasper, Newton, Starke & Pulaski Counties. The information I use for this post is directly from the MLS and is only about residential home sales that were done and completed within the MLS.
