9 Things to do when selling your home!

Selling a home isn’t just throwing a sign up in the yard and putting it on the MLSMultiple Listing Service“. There is some work on the sellers end to get the maximum dollar amount for the home. So here are 9 things to do when selling your home!

    #1. Lighten up the home!  If you have dark color walls in your home right now you really want to go with something lighter and neutral as well. This way regardless of the buyers taste the home will be in a move in ready condition. You should also change out burnt out light bulbs.

    #2. Repairs if needed!  You want to make repairs. Especially if you’d like top dollar. I’d say a large majority of buyers are going FHA and even VA. So, you will want to make sure the home is ready for those buyers. In most cases you don’t need to do anything to major though. You will want properly functioning GFCI outlets in the Kitchen, Bathroom, Laundry room, exterior outlets of the home as well as in the Garage. If you have stairs inside or outside of the home without 2 walls on each side anything 24″ or higher, you’ll need a hand railing for safety.

    #3 Curb Appeal!  This is by far one of the most important factors. You can’t sell a home people don’t want to see. You must make it look as amazing as possible. I’m not saying you must hire a landscaping company and spend 20K though. If the mulch is older some fresh mulch can really help, or if there are toys, trash, tools, garbage cans etc. get them out of the yard. In the spring and summer, it’s great to fertilize the yard as well. I know you might have to cut a little more often, but you’ll thank me later.

    #4 Your pets!  Let me start off by saying I love animals. My dog is my best friend, well and my wife. With not everyone is an animal lover and even if you are it’s hard to show a house with a dog barking like crazy. The idea is you want people to come into your home and feel at home. That’s hard to do with a dog barking nonstop or a cat they are allergic to is rubbing up on them.

    #5 Your personal items!  Less is more when selling a home. With I don’t mean to get rid of everything in the house, but you really do want to declutter. If you have an excessive number of pictures on the walls, I’d take them down and touchup the holes. I’d paint the whole section because you don’t want to see a lot of little touchups as if the room has poke-I-dots. The perfect place for excess items is the garage, or basement if it’s unfinished and if those aren’t options, I’d get a storage container somewhere.

    #6 The Kitchen!  This is an extremely important part of the home.  The kitchen is usually a center point of the home. A lot of people spend a good amount of time in the kitchen. You want everything to be working properly, clean and things off the counter. The less you have on the counter the better off you are. You want the potential buyers to visualize their things on the counter and in the space.

    #7 Clean!  You want the home to be clean. The bathrooms, bedrooms, kitchen etc. You don’t want someone to come into the home think wow I wonder what it looks like when it’s not for sale. This will make them think that you don’t care or take care of the home.

    #8 Always be ready for showings!  Even though we ask other agents to give a decent amount of notice you will always have those last-minute showings. Especially when the home first comes on the market. I know it can be annoying but guess what? It’s a good thing!

    #9 Price it right!  I get it everyone wants as much as they can get for their home. My goal is to get you that amount as well. Now if you overprice the home to much you won’t get the showings you should, and you won’t receive any offers. Then when you do a reduction in price a lot of times buyers don’t care they see how long the home has been on the market itself. Which means the offers you will get will be even lower in a lot of cases.
